Los Altos del Cacique is a neighborhood located on the mountain ridge between Playa Hermosa and Coco that overlooks the Coco bay. There are over a 100 lots in this community that enjoy breathtaking ocean, volcano, or forest views. Many of these lots have tasteful custom homes built. Cacique offers single-family homes or lots with paved roads, sidewalks, street lamps, a park and underground utilities. Plus, pristine beaches that are less than a five minute drive in either direction. There are no HOA fees and it is not a gated community.
Ladera del Mar contains fully-serviced lots of over 5000 m2 and unbelievable custom homes. Strategically located to make you feel like you are in the middle of the jungle yet still close to all the amenities Playa Coco has to offer. Expansive gardens are placed throughout and you can hike or walk to one of the many nearby trails that pass by streams and waterfalls. Ladera is a gated community with utilities located underground, 24/7 security, and an HOA ($110 a month). 
Monte Hermoso consists of 69 lots available from 200 sq. meters and up. It is a gated community located on Avenue Central, on the left as you enter Playa del Coco. This development features a nice common area with a swimming pool, a BBQ area, a yoga deck and a hiking area on the top of the hill. Monte Hermoso has 24/7 security, is surrounded by nature with lovely mountain views, has paved roads, and has an HOA ($100 a month).
Pacifico is an exclusive, gated resort community with endless amenities. This development is absolutely one of a kind and immaculately kept. Pacifico ownership includes access to the Pacifico Beach Club, numerous pools with a poolside bar, a multisport complex, a waterfall, hiking trails, a children’s playground, a gym, and the option to be a member of the NIMBU Boat Club. Over 140 homesites are within this community and many have extraordinary million dollar custom homes already built. Pacifico enjoys 24/7 security, paved roads, underground utilities, a shuttle service, and a HOA ($480 a month). 
Coco Bay Estates spans over 139 acres. It is a master-planned resort style community with many beautiful lots & homes that look out over the Pacific Ocean. Coco Bay enjoys half acre plus building lots with both nature and ocean views. This community comes with plenty of perks such as a magnificent community pool with a waterfall, tennis & pickleball courts, a fitness center, and an onsite restaurant. Coco Bay is a gated community with 24/7 security, paved roads, underground utilities, and has an HOA ($340 a month).
Arrecifes is a gated and secure community that consists of only 22 homes. Included in ownership is a large community center with a rancho bar area for entertaining and a gorgeous pool. An added feature is additional parking for guests. The Arrecifes community is centrally located to numerous grocery stores and amenities in Playa del Coco. Perfect for renting and only 25 minutes from the Liberia International Airport. Arrecifes has underground utilities, 24/7 security, and an HOA ($175 a month).
Isabella is centrally located on the main road of Playa del Coco. Only a half mile from the beach and steps away from numerous grocery stores, restaurants, and nightlife. This development offers large lots with trees and established infrastructures. Isabella is a smaller, private community with only 27 homesites. Many of the properties here have exquisite views of Coco Bay. Fully gated, 24/7 security, utilities, lovely landscaping and a low HOA ($250 a month) are all part of the package!
Vista Marina is a community that encompasses smaller gated communities such as House of the Winds or Okeano. Majority of the lots and properties within Vista Marina enjoy an outstanding 270 degree view of the Pacific Ocean and the Coco Valley. This development is conveniently located only 5 minutes from the beach and surrounded by 20 hectares of forest reserve. Vista Marina also holds condominium complexes and commercial properties within it. You can choose to be inside a gated community with HOA’s, security, and common amenities like House of the Winds or Okeano. Or you can purchase a lot or a stand alone home with great ocean views and no HOA’s.
